Considering buying a rental property? -Slimy and belly laugh


My husband and I have been discussing options for investing in rental properties.
Several of our friends have entered the real estate market, and owning some rental properties is what we really want to achieve.
Obviously, there are many factors to consider when buying a real estate, such as maintenance and insurance.
Having said that, I thought I would share a list of things we need to consider when investing in a rental property.

Place

I think the location of the property has a great influence on whether your property will be rented out.
For example, is the property close to the university? If this is the case, you can rent out your property as a student dormitory. Maybe convert small semi-finished products to HMO and multiply your potential income.
A secluded retreat will attract rural residents who like the scenic environment and the hustle and bustle of city life. Rents for larger gardens and garages or outbuildings are much higher.
Location has a big impact on what kind of property is best for renting and what type of tenants you will attract.

One very important thing on our list is buying landlord insurance. You never know what complications you will encounter when buying a rental. It may be malicious damage by the tenant, rent loss, accidental damage, repairs after the lease ends, or even fire damage to the property.

Maintain

Since we will start at the bottom of the property ladder, we are likely to invest in typical “doers”. However, we still want to keep costs to a minimum to avoid exceeding budget. Maybe you have the ability to do a lot of work on your own? Even if you are not an actual person, you can save a lot of pounds by stripping the area before any work starts or even laboring for your builders. You can also offer to purchase materials for the project. Ask the merchant to give you a list of what you need, and then you can freely shop around and find the best price, which may save hundreds of dollars in the end.
